As mentioned a few weeks ago, the condo on the corner of Carroll and 4th Avenue has hopped aboard the marketing merry-go-round. The interior shots above are of a fourth-floor spread at 560 Carroll that faces the avenue. Floorplans are on the building’s official site; StreetEasy is showing that 12 units are already in contract and prices on the others are running from $299,000 to $965,000.

Cheap materials and cheap construction in 560 Carroll St. Look at the tiles in the bathroom that are cracked and scratched and they try to pass it along as an etchy look …just poor quality materials throughout. Please, they do not even put a ceiling light in the extra bedroom. You can not see the quality of construction but just jump up and down on the floors and feel the quality for yourself …hopefully there will be no water leaks coming in through the windows but it would not surprise me. Check the heating and cooling system if that even works properly. No surprise they do not want to put a washer, dryer in the unit and be responsible for the water damage. 580 Carroll St is too overpriced and will not sell because of their greed but just look at the difference in the quality of materials and construction at the building down the street.

The reason for wanting retail isnt cause there is a general lack of shopping so much as retail encourages pedestrian traffic, which helps make a street like this better to live on.
Although I will add that this stretch DOES need a Walgreens type store and a Gym. Both of which would be perfect for the ground floor of one of the larger buildings -if there was provisions for it. And also if you live West of 4th there IS a lack of retail that 4th should be providing
The lack of retail in most of these buildings is a serious lost opportunity. Some of them opted for parking garages, and the rest of them seemed to have gone for the “community use” spaces in order to maximize FAR.
The developers are in it for the short haul, so this short-sightedness comes as no surprise. However, having a bit more vision would have gone a long way towards improving 4th avenue as a walkable, livable street.
I too have to agree with Rob the retail, it doesn’t have to be everywhere, walking an avenue up or down is not a big deal….as long as you can get milk in a jif, your good to go..
The building has some potential, including some kick-ass views from floors 8-12.
BUT, they skimped on the closet space IMHO and the bedrooms tend towards the small side (like 10′ x 10′).
how much crappy retail does one neighborhood even need? walk a block up to 5th, and even 3rd has some. there’s also a lot of new places that have opened up right in that area. the “liquor store” that just opened across from here up is seriously wacked out overpriced tho
