Note: this complex is FHA approved. That means 3.5% down – maybe some people can swallow the too-high-price in exchange for that. And how is this an “urban townhouse design”?
This block of Hawthorne Street has a mix of brownstones, frame houses, and apartment buildings so I don’t know that this new building will have the same negative impact it would have on a block that was solidly made up of frame houses (or brownstones).
What do these large developments do to the value of the well maintained frame houses in this area? I can’t imagine too many people wanting to buy next door to or behind these large buildings no matter how new they are and the composition of its residents.
This illustrates the risk to a lot of the frame houses in the greater Flatbush area. There were two poorly maintained wood frame houses here, and they were both torn down to build this place. Wood frames on this block are on 40×125 ft lots, and two side by side offers a huge amount of FAR for a developer.
Not to my taste at all, but I guess it’s a plus (of sorts) that PLG is getting the same type of crappy “luxury’ new construction as the rest of brownstone Brooklyn (as long as such buildings remain few and far between here).
This was an unfinished eyesore for years, so I am glad to see it finished.

Also, why must they lie about location. They are NOT two blocks from the botanical garden. The park yes, but the garden no.
I think that $900/sf is a typo. That unit on the developer’s group site is 1100sf, not 620. It’s a duplex. Nevertheless, that’s still too high by a good bit. I live on this block, and would prefer the units to sell sooner rather than have them sit for ages and then go rental. Glad to see the building nearing completion, anyhow.
These prices are crazy. Can’t you buy an 1l00 sqft two bdrm in a co-op in this area for about 300K? I don’t think a new contruction should be priced that far above existing units that are similar.
