When we last checked in with 585 6th Avenue, the new development had gotten some windows and we were wondering aloud whether the building’s future held condos or rentals. We have an answer: Rentals. Heights Berkeley has a banner up and information on their website. There are 27 units in total, and the first batch of eleven ranges in price from $2,600 for a one-bed, one-bath apartment to $3,300 for a two-bed, one-bath. Seems a tad pricey to us, but what do we know about the rental market in the South Slope. Think these prices will fly? On a side note, the prior owner of this lot was Isaac Katan. Given what he could have built here, we should all be very thankful for the way this turned out!

  1. It’s interesting…the same people saying these will never rent (BHO, STARGAZER) are the same people on The Brooklyner threads saying those would never rent either.

    And those are equally pricey in a crappier location (and don’t have private decks) and here they are announcing over 50% rented today. Almost 250 apartments rented in a few months for what most consider obscene prices.

    While personally I find $3,000 to be a lot of money for a 2 bedroom too, that doesn’t mean I have my head in the sand and think that because I wouldn’t (or couldn’t) pay that much that it must mean that no one else can.

    Clearly people do. We saw it today about The Brooklyner and with 34Berry, but here we are again with people crying wolf that they’ll never rent. It’s rather silly don’t ya think?

  3. The one bedroom is expensive, almost 3K, gimme a break. I didn’t even see the floor plans, but I know it is really 2 rooms, kitchen/Liv combo (really 1 big kitchen) and a bedroom….

    oh please already !!

  4. It seems like a lot of rent to pay to be two avenues away from the F train. But, hey, it’s only two blocks from the Prospect Expressway. And just mere steps from Grand Prospect Hall!

  5. The $2700 unit with 700sqft and a 300sqft deck seems OK. Don’t know tho. All brooklyn rent seems high to me because I’m old. Since I don’t have to rent one of these, I’m just glad that I don’t have to hate looking at the building. If they can get $3000/month people into the neighborhood, more power to them.

    I mentioned I thought the prices seemed high, but the 2 bedrooms here say 3300 and 34Berry says $4200. Big difference, especially when you consider that this is a lovely little stretch close to Prospect Park.

    Plus it has Union Market just a couple blocks away and all the other stuff Benson and I just mentioned. I know it’s not HIP like Williamsburg is, but some people will like spending 1000 less for a 2 bedroom to be in a less hip area. Not to mention it says that most units have private outdoor space. That’s quite a difference from that dorm-like courtyard at 34Berry.

    It looks as though at least 3 already have applications pending…
