When we last checked in with 585 6th Avenue, the new development had gotten some windows and we were wondering aloud whether the building’s future held condos or rentals. We have an answer: Rentals. Heights Berkeley has a banner up and information on their website. There are 27 units in total, and the first batch of eleven ranges in price from $2,600 for a one-bed, one-bath apartment to $3,300 for a two-bed, one-bath. Seems a tad pricey to us, but what do we know about the rental market in the South Slope. Think these prices will fly? On a side note, the prior owner of this lot was Isaac Katan. Given what he could have built here, we should all be very thankful for the way this turned out!

To Action Jackson – this building will be quite energy efficient, so I’m told. Low utilities should make up for any perceived rent hikes.
lOl, I know people are paying these ridiculous amounts of money to live in these small places, that’s probably why the prices are the way they are. If no one rented them, adventualy the prices would maybe come down. I know the days of 700 are way over.
It just makes me glad that my co-op is all paid for, and my maint is truly affordable, I have a huge kitchen with, (hey get this), a table with 4 chairs that people can actually sit at. LOL. and a bathroom window.

might rent with the parking for 2500, no way does a 1br get that much, that far south, and a whole avenue away from 7th. 2200 be more like it i think based on comps i see in the area. if it does go that high, i’m going to move and rent my place out for 2k.
The web site’s photos suck. Maybe they are still a long way from finishing the interiors.

Not sure why they didn’t put these up for sale… The construction seems better than most (based on the exterior).

For those of you who like to bitch about new construction and half-assed contractors/builders as much as I do, this new building received only one DOB violation from a miniscule 8 complaints.
There were NO ECB VIOLATIONS AT ALL!!!!!!!!!!
Maybe we need more builders/developers like these folks.

Exactly – the days of 700 dollar a month rents are over. people are willing to pay for something nice to live in.
What’s up with the odd plastic (?) snap on finishing that is meant (I believe) to look like stone? (cannot tell from this photo, but certainly in person you can see it).
And all that glass? Rent is high and heating/cool will be higher!
Good luck to them if they get this level of rent but they seem very high. I dont see these being obtainable.
im beginning to think the rent i currently pay is a pretty sweet deal.

My sister rents a 2bath-2bedroom duplex in a 10 year old building around the corner from this development. It is a notch below this development in terms of caliber (judging from the photo). She pays $3000/month. So, I’d say that their asking rents are in line with the market.
