Rockwell Place certainly has had a time of it! The project launched way back in 2007, and we were told in 2008 that more than half of the apartments were spoken for. After that, though, the economy seems to have fouled the waters at the 12-story development and there were actually only five units still in contract when The Developers Group took over the marketing duties this summer. Since then, with the help of some price cuts (bringing prices per square foot to between $450 and $600), there’s been some traction: According to the latest numbers from TDG, the former piano factory is now 40 percent sold.
BAM owns most of the block across Rockwell, and they plan on building 2 mixed use (residential and cultural) towers – one on the north part and one on the southeast corner.
It looks like directly across the street is the existing Mark Morris building, a 4-5 story building not part of the BAM plans, and the site for a new theater building.
It seems to me that the units in the building are priced about right, taking the future partial loss of views for the 2 bedrooms facing Rockwell into account.
What’s the “potential high rise being built across the street”? Part of BAM?
Be@ is selling two bedrooms in the upper 500s psf. I don’t think this place would need to go down as far as Forte did.
actually on the 2bdrms they’d have to further cut prices by 200k to get to forte’s pricing. at that point i think they’d get a lot of interest. plus with the potential high rise being built across the street, they may have to go lower!!
pretty nice location, cheap clear-it-out pricing ala forte I guess?
