303 Washington Wrap: Open House Post-Mortem

We were running a little late, so we were only able to take a look at the parlor floor of 303 Washington yesterday and, despite some nice details, we’re going to have to backtrack a little on the unbridled enthusiasm we were feeling on Friday. There are some nice details, to be sure, but the house clearly needs a lot more work than the listing lets on–it also didn’t feel nearly as wide as the exterior photo might suggest. We gather the whole basement set-up was a little creepy too. “I just kept wondering when the gimp was going to jump out from behind one of those dungeon doors,” said one fellow we bumped into outside the open house. So, in a big reversal, we’re thinking the seller will be lucky to get asking price. What did others think?
303 Washington Avenue [Brooklyn Properties] GMAP P*Shark
Anonymous,
It’s a little sad to be watching a broker commit career suicide like this in front of a live audience. We doubt your bosses are going to be too pleased about you dragging the Brooklyn Properties name through the mud like this. We’ve already spoken this morning with the broker at BP we initially contacted about setting up a viewing and she’s not the slightest bit put out by how we’ve conducted ourselves. Not sure what you’re trying to achieve. As you recall, you wouldn’t let us look at more than the parlor floor, so we made sure to get full reports from two trusted sources who saw the entire house. The silly thing is that we love the house–all we did was tone down an unusually glowing opinion from the end of last week about what we think it’s worth.
Brownstoner still hasnt commented on the FACT that he only saw one floor of the house and then berated it on the site with his “free publicity” – get a grip little man. Who is misleading who here???
people project their own deviousness and mistrust onto agents – common to those inexperienced in business. these are the same people that use brokers for an address and then go directly to the owner. ETHICS.
more so, I fully support misleading brokers… they mislead us all the damn time. a property can be damned there in e ny and they’re advertising it as clinton hill. every property in bedstuy is in stuyvesant heights, they overprice and blatantly lie and we accept it as occupational so don’t get your panties in a bunch when someone else does the same thing. the entire real estate business is based on perception and agents skew that perception to the best of their ability to make money. cry me a river
BROWNSTONER!!! going for the throat of sheisty brokers BK style!!! I can get used to this…
To the agent who has his knickers in such a twist, to set the record straight, we were considering looking at this house as a potential investment and were hoping to do so before the open house. We didn’t obtain any information under false pretenses–nor did we print anything from our phone conversation. Additionally, if we were truly being devious in our consideration of the property we would have been simultaneously talking DOWN the price of the house not blathering on about how great we thought it looked. For the record, if the photos on the website had more accurately portrayed the condition of the house, we wouldn’t now be backtracking on our initial call. For someone who just received a TON of free publicity for a house that, it turns out, has really been on the market for six months, you sure are bitter. Sheesh.
Anon at 9:53, where were you when Brownstoner was guessing there was going to be a bidding war on the house last week?
Brownstoner is just stating his opinion. He stated right up front that he didn’t see the whole place, that’s why he’s asking readers for more information.
“Maybe start with being man enough to tell people who you are.†– That’s pretty funny considering your moniker.
OOPS…MAKE THAT “AN OXYMORON”
FOR ANON 9:53 AND 9:54—ARE YOU THE SELLING BROKER OR THE OWNER? PERSONALLY I THINK BROWNSTONER’S ADVICE
IS PRETTY MUCH RIGHT ON, AND OF COURSE WE ALL KNOW “DO YOUR OWN RESEARCH!”. ISN’T “REAL ESTATE ETHICS” AND OXYMORON?
