Surely one of the ugliest buildings to be built in Clinton Hill in recent memory ever, 270 Greene Avenue finally hit the market after three years or so in the pipeline. Surely one of the ugliest buildings to be built in Clinton Hill in recent memory ever, 270 Greene Avenue finally hit the market after three years or so in the pipeline. DOB permits say that the building has six apartments, but only four are currently listed on StreetEasy. Prices range from $479,000 for a 987-square-foot two-bedroom to $635,000 for a 1,266-square-foot two-bedroom. Needless to say, we’ll be surprised if these sell anytime soon for anywhere close to ask. Update: It looks like there is a stand-alone website up; there are also photos of the interiors viewable in the individual listings (like this one) that are much nicer than you’d think judging from the exterior.

I also went to an open house last week and the interiors are actually pretty nice and open.
blowfish, clinton hill coops are not eye candy but rather the relative cheaper price points (ie the comparable units in the pre-war bldg across the st is 150-175k more) and location (the ones btwn lafayette & greene ave bldgs) is why one might consider buying there. G train right across the st. C train 2 blks away. short walk to all the commercial streets for the restaurants (on dekalb, fulton, or myrtle). Clinton Ave is 1 of the prettiest blks within ft greene / Clinton Hill. Some have views of BK and Man skylines out every window.
the maintenance is stiff (something worth repeating), blah blah, but point was they’re worth a looksy

this is virtually the same as my location, and i think its not bad. you can walk to the main areas of ft. greene (15 min), clinton hill (5 – 10 min), and prospect heights (15 min). if you have friends in williamsburg, its just a quick bus-ride or a bike-ride straight up classon. you can take the shuttle to prospect park. the bike lanes and bike parking is pretty good. due west is a library and community garden. if you have a car, street parking is also pretty good. lots of playgrounds. a great hardware store. east, there’s a great bar on franklin called sweet revenge. great cafe on fulton due south called Outpost. enough grocery, restaurant, and delivery options. you have access to both the C and the G. the blocks are quiet and there a neighbor-hoody feel, apart from what appears to be some drug dealing in front of that bodega.
there’s really a lot more around than meet’s the idea, it took me a long time to discover that

for that price point, have you considered the clinton hill coops along clinton ave? the 2 bdrm units are pretty big and location is great. trade off of course is the big maintenance, 1 less bath, and it’s a coop. think you can pick up a good condition but not super renovated unit ~440-450k. which is better is personal preference but if you haven’t seen them, it’s worth checking out (ie what the heck).
more4less, I didn’t think the prices were that outrageous. We looked at a 2-bed 2-bath unit, the model unit with full kitchen and pantry, lots of closet space and huge rooms. I think it was listed for $489k? The biggest killer for me, aside from the ugly exterior, was the location. For what it was, I think it was priced well. And I’ve been looking in that range for over a year so I feel comfortable with comps on condos like that.
