12-Warren-Place-0311.jpg12 Warren Place, which was asking $1,200,000 when it was an Open House Pick last fall, closed on the last day of February for $1,198,000. Surprised? We’re not. It’s called a cuteness premium. Update: Looks like the Observer covered this in depth a couple of weeks back. Buyer was indeed a 26-year-old writer. GMAP

  1. When I lived nearby, I’d walk my dogs past Warren Place to gaze dreamily at the houses and garden. Definitely cute. Especially at night with the lights on.

The garden is shared in the mews but is fenced off from the streets and a few steps down from sidewalk level.

The houses are tiny workman cottage scale, but would appeal to single or couple. If I could have afforded that $$ to live there by myself I would have snapped this up in a second.

    Jealous.

  2. I don’t think it’s QEII at all. It’s consumption from someone who can afford it. The difference between a blah place and this super-cute Mews house is about $500,000. For some people (like a well-connected TV writer with well-to-do parents), it’s one deal.

  3. It is one of the most beautiful mews anywhere. Gardens in the front and the back. Cobble Hill is very desirable. If the house is in move-in shape, I’m not surprised by the price. Gross square footage is not the only measure of the value of residential real estate.
