  1. go to propertyshark.com and sign up for a free account.

    enter 110 Livingston Street.

Read through the report, and notice how many condo units within a mile are in Lis Pendens.

Lis Pendens = late on mortgage payments.

  2. …there must be 500,000 in preforeclosure. bank shadow inventory is growing. we’re (about to be) in a massive inflation spiral. $300 loaf of wonder bread coming soon to a (newly opened) bodega next to your precious overpriced meticulously renovated rowhouse.

someone shoot me now and put me out of my misery.

***Comps available believe it or not***

  3. this was a great apartment reasonably priced.

not sure about hearing the “splunk” of the neighbors above, but i do know a lot of nice condos (in manhattan, comparable to this) that are extremely well insulated from the neighbors *except* in the bathrooms where you can practically them whisper (hint: don’t fight with your spouse or plan your next fraud in the loo)

i was always wondering if this was ventilation/code related, or just shoddy construction.

can any architects chime in on this?

  4. I live in that building. The soundproofing is fine. Definitely better than in most apts I’ve lived in in NYC. The empty lot is a parking lot, the hotel that was supposed to be built there will not be built (property went into foreclosure) – as was reported on this site. Yes, the apartments could be bigger, but it’s a nice building, at the intersection of several great neighborhoods (so lots of good walks can be had), great subway access, close to Manhattan.

  5. lots of bitter comments here! jealousy is a bitch some may say!
the research i did on this building, was that there is virtually zero noise proofness between the apartments (up/down and sideways). i remember a person that lives there saying they could literally hear their neighbor take a dump.
secondly, there was the issue that there may be an empty lot next door/close by, which was likely going to house a large construction, eventually blocking any views from most apartments that now do have a view.
other than those 2 issues (which are serious imo), location is good and i heard the finishes were not bad.
