We’ve got an update to share with you on this Whitestone waterfront land. The Real Deal reports that Barone Management, a local (based in Whitestone) construction and development firm has bought that 12.8 acre site on the Whitestone waterfront. They’ve put down a deposit and will likely take full title in less than 60 days. Purchase price was not disclosed.
The location of this land is at 151-45 Sixth Road, and Massey Knakal Realty Services listed it “on behalf of a group of lenders that foreclosed on the Bayrock Group which purchased the land for $25.75 million in 2005.”
The property was on the market for 10 months before purchased by Barone. Development of it might even start in the middle of next year.
This property is beautifully situated near one of the most northerly reaches of Queens, in between two bridges, the Whitestone and the Throg’s Neck, so the views from the waterfront park that will be built, or from any future homes on/near the waterfront will likely be pretty sweet. Not surprisingly, right now the site is pretty grungy looking, but just nearby are well-kept homes and apartments. Originally the site was zoned for manufacturing but it was later rezoned as residential, specifically for the (now defunct) Bayrock project. Since it was a manufacturing site, the concern about toxicity in the ground was addressed, and remediation at the site was finished in 2011.
The area is not near any train transit, but many people that live there have cars; accommodating parking will likely be something that needs to be considered in the development (with single-family homes, perhaps driveways?). The Times Ledger has a rendering of what the Barone development could look like. As you can see, it’s all about single family homes, as well as a waterfront park that could be a really lovely addition to the overall Queens waterfront.
