  1. Not true- I live in QV- Property taxes are around 3K, NYC taxes between 3-4K. I know people in Floral Park paying 12K for a home that is smaller than mine.

    My homeowners insurance is also cheaper in NYC than Floral Park.

    If the living room is expanded to take over the sun room (very common in Bellerose Manor), the property value will go up and the size of your living room will be huge. I have a u shaped sectional couch that my husband can host 11 guys watching sports easily.

    Also- to get to Queens Village you can take LIRR, express buses from Midtown, or the F train and then the Q43. Really nice to have options when the LIRR is acting up. More and more of my colleagues are hopping on my express bus when the LIRR is not working and then taking an uber home the rest of the way.

      • True… But the nyc tax rate is quite low. If you assume a long island RE tax of 12k on an equivalent home, a single person would have to make $259,945 to pay the same income+RE tax as the Nassau home. If you make more than $260,000 than owning the same home a few blocks over would make sense. But under that income and the NYC home makes sense.

  2. How completely depressing. Nicer, comparably priced, or even cheaper, homes in a variety of Nassau county towns such as Floral Park, Valley Stream and Mineola, each with good to great schools AND THE SAME COMMUTE; plus your higher property taxes are balanced by NO NYC INCOME TAX.
