We don’t mean to focus only on Jackson Heights but this new listing is too good to ignore: A three-bedroom, two-bath in Hampton Court. These large three-bedroom units in this 1921 George H. Wells-designed building very rarely come on the market. Not only is it big enough for a family, but the living room and dining room windows are on opposite sides of the building for good light and cross ventilation. What’s more, this one appears to have its original kitchen cabinetry (though there are no photos of the bathroom). If this were ours, we’d put in white subway tile and paint the kitchen walls a dark color to make the cabinetry stand out. Unusual for an older building in the landmarked area, Hampton Court is relatively close to the express trains. It also has one of the nicest private gardens in the neighborhood. Plus the maintenance is low because it’s one of the older co-ops. Not mentioned in the listing, however, is that this is a walkup building. It doesn’t specify the floor, either, so it’s hard to evaluate the price of $549,000. That number could also get you an apartment in, say, the Chateau, which has fireplaces and elevators.   1. I do like hampton court, the only downside is no elevator, but the layout, location and garden are great. Price seems about right for me, given that prices for comparable apartments in pre-war elevator buildings are a good chunk more.
