It seems another commenter has taken my screen name and changed it slightly to come up with her own version. I guess I will take this as a compliment, FHGirl. As the saying goes, imitation is the sincerest form of flattery.
As for this apartment, the price does not seem out of line for that location. Burns Street is in Forest Hills Gardens, where prices are generally higher. There are some 1 BR apartments in FH Gardens that have sold for over $300K. FH is not monolithic. The price of an apartment in FH will vary depending on location. Buildings closest to the 71st/Continental subway station and those in FH Gardens are more expensive. Buildings that are further away from 71st/Continental are less expensive. This makes sense because 71st/Continental is a hub with 4 subway lines (E, F, M and R). The other subway stops in Forest Hills (75th Avenue and 67th Drive) only have one or two lines that stop there,.
$229k for 1 bedroom is not necessarily high for the FH area, but it depends on many variables. How many square feet is the unit? How much is the maintenance? You can get a spacious (700-800 sq. ft.) 1 bedroom unit in the area for $200k, and sometimes less, but the maintenance will be around $1k per month in most buildings, with only a lucky few including utilities (electricity). For units with lower maintenance, (hard to come by) and more amenities like a doorman, attached parking garage, etc. the prices go up.
