Okay, we’ll admit it. We didn’t realize that it was possible to spend $2 million on a condo in Forest Hills. A house? Sure. An apartment? Wouldn’t have thunk it. But, sure enough, the proof is in the pudding of this listing at 112-01 Queens Blvd. The interiors look a little dated to us but you can’t argue with those views. The duplex has two terraces and a private roof deck from which you can see pretty much everywhere, including out over Meadow Lake. Annual taxes on the unit will run you $19,700, which shouldn’t be a problem if you can pony up the $1,989,000 asking price. UPDATE: Commenters have started weighing in below, calling the building “dark and stuffy” and pointing out that in general Forest Hills has very reasonably priced apartments. 112-01 Queens Blvd [SBNY] GMAP
This building (the Pinnacle) is not at all typical of Forest Hills apartments in terms of price. Forest Hills is actually still very affordable, especially when compared to Manhattan and certain parts of Brooklyn. You can still get a 1 BR apartment in Forest Hills for between $250 to $300K and a 2 BR/2 Bath for between $425 to $475K. These are current asking price ranges for co-op buildings in Forest Hills. Not bad for a neighborhood that is only 25-30 minutes to midtown Manhattan on the E or F train. A lot of younger people from Manhattan and Brooklyn have moved to Forest Hills in the last few years as more people discover that it is relatively affordable for a neighborhood that is so convenient to Manhattan.
The building itself is sort of outdated and very dark and stuffy. For that much money, you can get a nicer place even closer to the city. The Pinnacle buisling is currently the most “luxurious” in FH and really the only thing of its kind there, which is why it demands such a premium for the area. Plus, the absence of an abatement doesn’t help.
