One Fulton Square is a 330,000-square-foot mixed-use development rising at the corner of Roosevelt Avenue and Prince Street in Flushing. When complete, there will be three levels of retail space topped by a combination of office, hotel and residential space. In Friday’s New York Times trend piece about the influx of Chinese buyers to the Flushing area we got an update on how the apartment sales are going: It turns out that 21 out of the 43 condos have sold to date (and ten of those sales were to buyers from China).   1. I like how the illustration downplays the height of Sky View Parc. Sky View is about twice as tall as One Fulton with views of NYC skyline. From the computer generated picture it seems Sky View and One Fulton are about the same height which gives the impression of similar views of NYC. This is far from the truth because the only views One Fulton has is the neighboring projects, surrounding Chinese bars and clubs (next to Flushing Mall) and the dirty, busy intersection of 39th and Prince.

    One Fulton Square will be the home of Chinese Investors/ Immigrants who want the grandeur of Flushing, privacy and have the physical cash to pay 900-950 sq/ft. They however will be sorely be surprised when they realize their money could have bought a better condo for less and in a better locale. The shopping center and hotel however are in perfect location due to historical data that tourists tend to enjoy places of high end hotel and boutiques. (Look at Sheraton down the road).
