A boutique condo building has just debuted at 170 Putnam in Bed Stuy with asking prices starting at $995,000, according to BuzzBuzz Home. On a square foot basis, that works out to be $589 to $895 a square foot.

Is this the new normal for Bed Stuy, at least near the Clinton Hill border? It’s still possible to buy a whole renovated house in east Bed Stuy in the $900,000s or a renovated house with details for about $1,200,000 in Stuy Heights.

The four-story, three-unit Verve Condominium has a ground floor duplex with private garden and two triplexes with roof decks. The 1,954 square-foot garden duplex has backyard access from both levels and is asking $1,150,000, or $589 a square foot. The two triplexes are 1,111 and 1,168 square feet, asking $995,000 and $1,025,000 respectively. That shakes out to $895 and $877 per square foot. Features of the units include wide white oak flooring, remote-controlled floor-to-ceiling windows, Caesarstone countertops and stainless steel appliances. Both triplexes have double-height ceilings. The developer is Urban View, who’s also behind a three-unit building nearby at 246 Quincy Street.

  1. Try $2.2 million for a renovated house with details in Stuyvesant Heights. Or $1.7 million for one that needs extensive structural work. Those are actual sellng prices in the last three months. These levels are LONG overdue given the high quality homes and a neighborhood that has been wonderfully maintained for many decades!.
