Pieces of Karl Fischer’s contribution to the Kensington (well, Parkville technically) landscape are currently for sale at 702 Ocean Parkway aka the Parkville Promenade Condominiums. Since hitting the market in April, 8 of the 15 units in the 8-story, 20,000-square-foot new development have sold. You can still pick up the two-bedroom penthouse with 625 square feet of outdoor space for $599,000 through Madison Estates according to a Craigslist ad. (The homepage for the development lists it at $610,000guess there’s some flexibility.) All the other remaining units are listed in the $400,000’s.

Does anyone know what is comming up on Ocean Parkway between 18th ave and Ditams It looks like they just started to build a new development there?
I live in the Parkville area and it seems to me that the character of this neighborhood is very similar to Kensington — the main difference is that it’s two subway stops farther from Manhattan (which is probably a big difference when it comes to real estate). However it still shocks me to see “luxury condos” in this still largely working class area.
1:07, 1:58 here – the stuff that other kensington residents complain about as signs of doom but are coming anyway – the stores, restaurants etc on cortelyou and those that are creeping down from windsor terrace.

1:07 here. To each his own. But I think this is still several stops farther out than most people would like, and I do think that in addition to safety and price, Kensington offers a nice demographic mix and is beginning to offer some more park slopish amenities. And its hard to say that about this neighborhood.
I’m confused. When you go to the Madison website, all of the apartments are in the “A” and “B” lines. The rendering makes it appear that there should be more than two apartments per floor. Like the prices though. I’m made a little wary by the lack of renderings of the interior finishes.
i disagree anon 1:07 – people move to kensington b/c its affordable and safe and still a commuting distance from manhattan. Same principles hold true for this address so i don’t see why you can’t lump it in there.
lousy rendering. no idea about the interiors but building actually looks quite nice sitting next to the hulking complexes on ocean parkway.
the “technically parkville” distinction is an important one – get this far down op and the neighborhood is quite different from the diverse, starting-to-gentrify-but-not-too-much vibe that people like about kensington.
