We came across this listing on Craigslist for a 49-by-115-foot lot for sale, supposedly in Fort Greene, for $2,300,000. The listing claims it’s zoned R6, which means a developer could build more than 15,000 square feet as of right. Assuming the house is worth nothing (which is a fair bet in this scenario), then you’re talking about $150 a buildable foot. So the big questions is where is this located? We’re guessing between Myrtle and Park somewhere between Washington and Clermont, judging from the slope of the hill. Who can be a little more precise?

  1. I live down the street on Myrtle Ave. Clinton Ave would have to be 100′ wide or great to be considered a wide street and alas it is not. therefore an FAR of 2.2 is the best that can be expected except if one builds a community facility or mixed use building

  2. assuming the house is the little red one, the listing is way off on the date. that house is wood-frame and dates from around 1850 or so. it also shares a party wall with another small frame house.

  3. don’t know, never been on clinton ave. i think it has to wider than 120′, maybe 100′. if the far is 3, then it’s a better deal, but still not a great location since it’s a few lots away from the bqe

  4. brownstoner, not sure where you get 15000 bsf. the lot is 5635 sqft, and an R6 zoning in brooklyn that is not on a wide street yields an FAR of 2.2. that’s 12397 bsf. the price is $185 bsf, which is pretty high considering how close it is to the BQE and is accross from a high school.

  5. It may be on Grand between Myrtle and Park. Somebody is tearing down all of the warehouses on the western side of the street, towards the BQE. The buildings were sitting roofless for a while and Demo just started today.
