When the owners of this parlor floor co-op on much-lauded South Portland Avenue in Fort Greene had it listed last Fall for $829,000, a bidding war broke out but the owners ultimately had to not sell it when they themselves were outbid on the house they were trying to buy nearby. Now it’s nine months later, and, with the help of new-kid-on-the-block House By We (brainchild of Bed-Stuy-living, Brownstoner-reading, Wooster-Group-acting Ari Fliakos and his wife), the 1,175-square-foot two-bedroom is back on the market for $948,000. Will they get it? Probably, given the location, the unusually large size and the original details. (We know that kitchen ain’t for everyone but we think there’s something endearing about it.) Have there been any other parlor floor sales in the immediate area recently?

  1. I love Fort Greene, but think this is a lot of money and the maintenance certainly seems high as well. Almost $1000/month and no way to offset it with the rent of part of the house.
    Very very very glad I’m in Bed-Stuy and bought a whole house for less on a beautiful block and have renters to offset the expenses. Not nearly as many amenities, but we sure save money eating at home!

  2. I wish them luck finding a buyer who doesn’t have to, or want to, pay any attention to comps. You are looking for an all cash buyer who doesn’t need a bank to do an appraisal for financing to get approved.

    b/c the whole house would cost 2.5 to 3 times as much? compare this to what you get in say Forte condos nearby for the same price and it doesnt look too bad, especially for someone who wants to live in a brownstone next to the park on a great block

  4. in the “buy” and “sell” sections of the site (very nice site i might add), they are identified clearly as a licensed real estate broker. scroll down. looks like they help peeps “buy”, “sell” and “renovate”. smart.

  5. housebywe must be licensed by the state. Otherwise if they accept more than $25 they are in violation of NYS’ real property law. Sounds fishy to me though that their website doesn’t disclose that they are a licensed brokerage agency. Hello Andrew Cuomo anybody? Or maybe they just forgot to dislose their agency on the website. A little odd.

  6. I’m buying on MacDonough between Tomkins and Throop and that block is pretty green also. The people I am buying from told me that that block was greener a few years back but the city had to cut some trees down. I really wish that the city could have replaced these trees… Home owner blocks are always beautiful in any part of the city.
