There are no photos of the interior available yet but we suspect there will be strong demand for the four condo units that are being carved out of the brownstone at 163 Washington Park in Fort Greene. The 2,400-square-foot ground-floor and basement duplex is listed for $1,395,000 while the second floor unit is asking $895,000 for 1,278 square feet. Probably the best comparable out there for this is 302 Washington Avenue, the brownstone conversion at the corner of Dekalb. Two of the units there have sold but there’s still an 1,825-square-foot upper duplex available for $1,325,000. It’ll be interesting to see how the interior finishes of the two compare.

the atlantic yards effect poster is a moron.
if anything, i would worry about the projects on the myrtle side of the park, although we never had any problems with them.
the nytimes lists an open house at 163 Wash Park this weekend, although still no interior photos.

Those seem fair prices to me on a per square foot basis for a park block, at around $700/sf for the floor through and around $575 for the duplex. Can you get that anymore in Fort Greene? I saw the 302 Washington Ave renovation and wasn’t crazy about the interiors either, and they were much smaller than these units I believe.
2:03: I agree. I was talking about the schlep up at 302 Washington, the building referred to in the original post, not the building pictured. 302 Wash is a three bedroom so it’s a little hard to imagine that a buyer of it wouldn’t have any kids. Plus, there really aren’t views at that location. But I agree that the views of the park from the top floor of the building pictured could be worth it.
302 Wash is not very near to AY and even though the Wash Park is closer, I don’t see any AY “effect” in relation to it.
The new windows look nice and it looks like they are about to apply the finish coat to the facade stucco work.
The fourth floor owner will have a shlep. But they will also have the best view. I agree that the top apartment is not ideal for toddlers or young children. Not great for older dogs eirther. I remember having to lug my retriver up two flights when his arthritis got bad. I think that’s when I decided that walk-ups had their down side. But with no kids and no dogs there is no problem.
