A trusted tipster wrote in to let us know that the offices at 76 Court Street, at Livingston, will be converted for residential use. According to what we’ve heard, the building’s owners lost a large tenant, who moved elsewhere on Court. The guess is that the property was residential before, and now will pull in quite a bit more money going back. (DOB records from the middle of the 20th century show it had at least one residential unit.) Meanwhile, Property Shark pegs the building at 21,905 square feet and says it was built in 1900. 1. The pity is that a new conversion could undo that ugly roof, replace it with a beautiful proper mansard and create a stunning building. All it would take is the desire to create something truly beautiful. I’m sure there will be a lot of money poured into the conversion but I doubt they will take advantage of the building’s aesthetic potential.

  2. it is actually a really convenient and good location. hundreds of very successful people live across the street in the beautiful 75 Livingston Street.
I have a feeling though that since the building is not in the historic district that the conversion to residential will be less than sensitive from an architectural point of view.
I predict a tinted-glass slipcover over the brick facade, but we will see.

  3. While I lived a bit further west in that neighborhood and loved the time I spent there, you couldn’t pay me to live in that location.
