The Clinton Hill co-ops generally offer a very solid deal: Well-maintained, if not particularly sexy, buildings right along one of the most beautiful avenues in Brooklyn. And because there are so many units (and the sponsor is gradually selling some), there are always a few available. The one we’re looking at today is a two bedroom in the northern-most building at Clinton and Willoughby. It’s a second-floor apartment so it doesn’t have the great views that some do, but it’s a real two-bedroom with a L-shaped living room with dining alcove. Perhaps some of you who live here could tell us what you think of the $459,000 asking price. Given that one-bedrooms typically trade in the $325,000 to $350,000 range, it seems about right to us.

  1. I bought 2 years ago. No I did not want to live here, it is what I could afford, I wanted the BROWNSTONE too! And yes, I have some complaints… oh if we could just control the HEAT! yeesh. But the buildings are becoming a great place to live – many improvements including the new Cogenerate Electricity thingy, whatever it is, my electricity bill is never over $45! Top that! Hey – if this is in your budget, they are nice clean and quiet buildings. I held out for a high floor with view, but the 2 bedrooms are nice.

  2. if you work in Manhattan the G is sort of a nonstarter b/c you can’t transfer to anything good except the 7 if going to midtown, but it’s a heck of a lot of stops to get there

  3. Anon @ 12:56 — Do you live near the G and take it regularly? I’m just wondering if you speak from personal experience. I live in the Clinton Hill Co-ops (which I love) and take the G to work every day. It doesn’t come every 2-3 minutes like some other subways, but it does come like clockwork every 6 min, so if you know the schedule, you’re golden. I agree on the weekends, it can be slow. But on the weekends, I don’t mind waiting — what’s the rush? Often I walk to the Q/R/B/D train @ Dekalb and Flatbush (about 15 min walk) and I enjoy the walk!

  4. I agree that you can’t beat the space of these units for the price. Not anymore in this neighborhood which seems to have picked up tremendously over the last few years. I have a freind who has lived here for almost 8 years and loves it. He’s thought about moving, but can’t seem to find the same combination of space, views, convenience, and price.

  5. From Willoughy to the C train on Fulton is over half a mile. that’s not right there. you can use the following pedometer map to see for yourself:

    but it is much closer to a train than the 602 Willoughby HOTD. these buildings are fugly and detract significantly from what would otherwise be the most beautiful street in brooklyn.
