There’s currently a 1,000-square-foot two-bedroom penthouse on the market for $899,000. Its a fairly plain vanilla interior; the apartment’s major selling point, however, is the 600-square-foot roof deck with sweet views of Downtown Manhattan. Hard to tell whether the asking price will fly though. Any recent sales in this building?

I just love henry street i would buy this. I would buy anything there beautiful block henry is.
I find the Henry Mews apartments a bit shoddy with college dorm like kitchen cabinetry and thin walls. Also one building (I forget which) is worse than the other.
5 years ago I looked at a 2 bedroom for 490K.
The common roof is really nice though and the rooms are generally spacious but I personally wouldn’t buy there.
Being next door to the only supermarket in the neighborhood is a plus. (But not for some apartments in the building which are located right over the loading dock.)
There are only two small closets — none in the second bedroom. And market maintenance (inc. taxes)is now about $1.50/sq. ft. or more. (when it’s much lower it’s due to tax abatements).
Its only 800 sq ft.
Also in PS 29 school zone, so gets a premium for that.
The installation of crown moulding in this apartment would instantly notch it up from vanilla to at least vanilla bean with a cherry on top. It’s amazing how the lack of moulding just makes it look like lackluster construction.
That said, the roof deck is cool, so it will probably get pretty close to ask.
without the private terrace the price would be a stretch, but with it this sounds about right.
I thought that a little less than $1 per sq foot for maintenance & tax was roughly mkt. Not the case?
