We haven’t heard much (okay, we haven’t heard anything) about the 15-unit condo development at 100 Wyckoff Avenue in Bushwick. The apartments, the interiors of which look pretty middle-of-the-road, are definitely priced lower than most of what’s on the market ($350 to $600 a foot) but there’s a reason: This place is way the hell out there at the Dekalb Avenue stop on the L Train. There are five units listed on the website, one from each line, but it’s unclear whether these are the last five left or whether they are just mean as examples of each layout. Who’s checked it out?

Any update either from someone who lives there or took a look at this place. Safety? Noise from the Parking garage? Any help would be appreciated.

The prices look good but I heard the mainteance fee is around $600 for a 2 bedrooms. Is that right?
These guys who are selling these units are super sleezey! Who the hell would want to have to go through a closing dealing with them? Awful. The units are nice but they made me feel so sketched out i retracted my offer.
(I posted #8) Yes, I know I was worried about the tax abatement issue as well and I was holding off on signing a contract because of that. But after speaking with the broker and my lawyer I learned that they cannot officially get the tax abatement until a year after they applied for it and until a certain number of units (I think it was 4 or 5) have sold. They have since sold this many (from what I’ve been told)and it looks like they’ll get the tax abatement in June. Since I’m moving in late March I’ll get stuck with the extra $300 in taxes for 2 months. Fortunately, I’ve been told that if an owner is stuck paying this while the abatement is pending a reimbursement can be obtained from the city provided you fill out the right forms and are willing to wait for it to be processed. The brokers do seem a bit shady and they tried to get me to look into another unit as well. They’re just trying to make a sale in a crazy market. Talk to a lawyer and do what’s best for you.
i too was looking into this place… interestingly a studio as well, and as there’s only two studios and the one i WASN’T looking into is still on the market… i might have to say they were trying to contract me into the wrong studio… yes, they wrote two different apts into my contract, hoping i wouldn’t notice??? These are some shady m*therf*ckers! They also claim the 421-a tax abatement, but once you see the contract, there is a (2nd) amendment stating that it’s not guaranteed… so buyer beware… if you want to risk slapping on another $300+ for taxes a month if the abatement doesn’t go through… and these are just the things i came across. who knows what else might have popped up if i had gone forward!!
I’ve signed a contract on a studio unit here and will have the closing in about a month and a half. I thought the building and the units looked real nice and the amount of space/square footage in the unit seemed real good for the price, especially compared to everything else in Brooklyn nowadays. It is a bit far out but I used to live near the Jefferson stop (just one stop over on the L) and it wasn’t too long of a trip to get to Union Square and Williamsburg. I have a friend who lived in a different building but at the same corner for the past 2 years and she said she really never had any problems over there and said she feels the area is pretty safe. There’s more businesses opening up over there and I keep hearing how things are improving there so I figured why not?
The fourth and fifth floors of this building are were the apartments are. Below that are medical offices. Although the spaces are well designed with quality furnishings the only livable units are those that face south/west. The other side face a parking garage that is under contruction. The art work inside the building is modern and fun. No one lives there yet and only three apartments have been sold. Each of these sold apartments are those that will not be effected by the new building construction.
