This probably the cheapest three-bedroom in a central location you’ll see for a while. Granted, there’s only one bathroom and we bet the scale of the apartment isn’t huge, but still, we bet this will be swarmed when it has its first showing next weekend. It’s only half a block off Smith and has a common roof deck too. Plus, no co-op board approval. What’s the catch?

  1. whoever says that this block has “unsavory” people hanging on it and “walk there at night and see if you opinion changes” are not true new yorkers. you’ve exposed yourselves. I used to work in this area and its about as tame as it gets. even back in 2000 before the mass gentrification, when smith street looked totally different. isnt the whole point of gentrification buying in cheap or undesirable areas? creating panic among long-time residents? or at least i thought. either way, the location on this block is great and smith street is right there.

  2. can lose is very top locations if pay too much.
    Certainly upside potential for block with all the proposed develop projects.
    Not the prettiest by far and if looking for brownstone block not for you. But if great location and neighborhood is priority (and don’t view each urban block with a LongIsland perspective) could be fine.

    Walk that block tonight and tell me if your opinion changes. Units in that building are always listed justifiably cheap. If it’s a sponsor unit, you can do better. If not, trust me, you don’t want to live in that hole.

  4. I forgot to mention in my last post, that the “no board approval” means you are buying a sponsor unit that became available.
    The one drawback is the one bathroom, but otherwise, you can’t lose with this location.
