This probably the cheapest three-bedroom in a central location you’ll see for a while. Granted, there’s only one bathroom and we bet the scale of the apartment isn’t huge, but still, we bet this will be swarmed when it has its first showing next weekend. It’s only half a block off Smith and has a common roof deck too. Plus, no co-op board approval. What’s the catch?

  1. Sorry I wasn’t at my desk yesterday to comment on this. I lived in this building for 15 years and my apartment was on the same line, one floor above. We sold in late Dec 2002. The building itself was pretty well kept on the interior and has a very responsive super. There are a lot of rentals and there was no limit on length that an owner could sublet their apartment which added to the number of renters. The owners that I know are still there are sane, nice people. The board is REALLY RELAXED and board approval has pretty much been just meeting the other owners. Pets are allowed for sure- we had 3 dogs there.

    The neighbors are mostly fine, hard-working people. They even organize a block party in the summer. The buildings across the street are all rentals. Most folks are friendly, decent and quiet but there were a few bad apples-probably the folks others mentioned hanging out at all hours. But even that activity had been seriously curtailed by the time we left compared to what it was when we moved in ’90.

    That said, I doubt sincerely that apartment is actually 758 sq ft. We listed with Corcoran and our listing said ours was 680 sq ft. and we listed it as a 2 bedroom + den. It would be a serious stretch to call it a 3 bedroom. The 2 bedrooms are roughly 10′ by 10′ and the third smaller room is appox. 9.5 x 7 or 8′. we used it as an office and one of the bedrooms as a dining room. The apt does face the front and south so there is plenty of daylight in the front 2 rooms-the kitchen window faces east. I never felt a lack of light.

    I’d be more worried about the lots next door. One of the great parts about the building for us was roof access and a good city view from up there. Having that blocked would make that apartment seem smaller. We also used to get cat calls from the prisoners in the jail when using the roof deck and it sounds like that jail is opening back up again too.

    I do hope the owners get their price- they are really nice but I’m not sure that listing info is entirely accurate in terms of size.

  2. This block is pretty ugly and a bit dingy but the location is great. I don’t think its a good deal considering the amount of space and the fact that its a walkup. I don’t consider Pacifico a plus either. Food is terrible.

    In the long run probably a good investment if the street builds up but think of the construction noises you will need to deal with for a couple of years.

  3. I haven’t seen the fl. plan, but maybe the best thing would be to make a usable 2 br out of it. If the building is as grim as others make it out to be, and it’s a 4th floor walkup, it’s no bargain. Many people won’t do any walkup at all; and even fewer will do 4th floor, maybe as a rental, but not to own.

Exactly. $515,000 for 715 squ feet in a so-so building doesn’t sound like a bargain — you’d be better off dividing the living room of an 800 squ foot 1 bedroom into an additional tiny bedroom, and get a nicer building. I think if you see this apartment, you’ll see that it would be difficult to use it as a real 3 bedroom, since most families need a place to put a table to eat.

  5. not the prettiest block in cobble hill by a long stretch, and there are indeed two honking development sites in front, and another one behind on dean street. and if you’re really squeamish you won’t like the view of the jail, either -tho the construction will likely blot that out w/in a couple of years. but perfectly safe, and in this case the corcoranspeak is correct – you’re steps from every store, restaurant, subway, you’d need.
    but if it’s really 750 s.f., then it’s really 750 s.f.

  6. This block is perfectly safe and largely inhabited by Hispanic families — many members of which do hang out on the sttreet. But they are just neighbors- not unsavory. Get over your (what’s the 2007 term for yuppie?) self!
