buildingAM New York takes a closer look at Windsor Terrace and sees a neighborhood that was once the working class cousin of Park Slope, populated by policemen, firemen and school teachers and happy not to have the upper-middle class trappings of next-door Park Slope.

Instead of trendy restaurants, there is an old-fashioned Irish bar, and instead of boutiques sellling upscale baby clothes, you’ll find a Hallmark card store. You’ll also find streets that have a small-town feel, with miniature porches, and people who sit on the stoops, passing the time of day with their neighbors while the local kids toss a football in the street. Just how much more Brooklyn can a neighborhood get?

Now though, with prices for houses exceeding $1 million, the gentrifiers are moving in. Oh no! Actually, our experience is that the vibe is still very low key, with very few commercial signs of the influx of wealthier inhabitants.

  1. Wow–calling Prospect Park West 9th Avenue is the sign of a REAL Brooklyn native. We lived in the South Slope (13th, bet. 8th & “9th”) in the early ’70s and heard that all the time.

  2. And the granddaddy of them all–Dog Day Afternoon was filmed on 9th Avenue, where the row of condos is next to the petrol place–you can see Holy Name in the background and Girard’s Bar, which was where the dance studio is now.

  3. Lets not forget Holy Name as the backdrop for “As Good As it Gets” with Jack Nicholson & Helen Hunt. Also, “Smoke” & “Blue in the Face”, and Alanis Morrissette’s “One Hand In MY Pocket” video. Also, there was an R.E.M. video a few years back filmed @ my alma matter, Bishop Ford (Class of ’91).

I think prices are at 1 mil or higher in areas close to the slope and or the park – While looking to buy 4 houses in the area (all single families) they were going into contract at or above 1mil. We have lived here since Jan and have loved the neighborhood feel – we have met more neighbors in a month than we did living for 2 years on 2nd st in the slope. Our st 16th st is loaded with service workers and several 9-11 widows.
    The prices seem very low in the article – check out brooklyn properties condo’s – fyi – very nicely done but check out the cost! – 900 to over 1mil – intresting to see what the sell for
