A few weeks ago we posted about a nerve-wracking bump in the road for the renovation underway at 31 Joralemon in Brooklyn Heights. As you may recall, the old side wall—just a frame wall with a brick infill that had originally been a party wall—had shifted and created an s-curve with up to 6-inch variations. As a result, the building’s side wall had to be entirely demolished and rebuilt. We just got an email from Michael Ingui, one of the architects on the job, who said things are going smoothly now and that they were shooting to complete the block portion by the beginning of next week.

    as the last tenant in the upper duplex of this house for 5 years, i can attest to the clear visual evidence of curvature of that wall, furrings or no wall furrings. indeed there were evenings when the howling wind combined with the rumblings of the subway underneath and a heavy truck passed passed by on the bqe, that i felt the wall, and the house, were going to collapse.

    How do you know this problem was unforseen?
    I assume the problem was discovered by the pre-contract inspection. Do you know otherwise?

    btw, most of us posters don’t live in Brooklyn Heights.
    Some of us don’t even live in Brooklyn.
    So, please direct your hate appropriately.

  4. The owners certainly are champions! Of everyone, it seemed like they were the only ones to keep their cool…did you see some of the ignorant, insensitive posts regarding this unforseen problem??? It made me HATE Brooklyn Heights…SNOOTY Brownstoners…Way to hang in there and press ahead. I hope they sell that home for $5 MILLION when its right next to the beutiful PARK! HAHAHAHAHAHAHAHHAHAA….

  5. Pigeon, its just a partywall. Cinderblock is the right material. They will probably cover the block with tinted parging like thoro-seal or the equivalent so that it looks exactly like it did before, only straight.

    I was expecting brick.
    But what do I know about building a wall?

    I’m happy for the new owners.
    They got a great deal in a great location on what will surely be a great home that will not collapse into a million little pieces.

    As a souvenir, they’ll have these Brownstoner threads to look back at and cringe/laugh.

  7. I saw them pouring the foundations last week. This is one sturdy wall.
    Before you know it the interior work will be done, the new owners will move in, and the house will be on next year’s brooklyn heights house and garden tour. Good work Baxt Ingui!
