  1. Question for anyone out there. I’m the proud new owner of a Bed-Stuy Brownstone. 4 stories, 3 family. 18.5×45 (18.5×100)
    And I need some renovations. Where should I begin? With a GC or an Architect? Also, I want to renov the Top rental first and do the entire project in stages. Is this wise and about how much should I be budgeting for. Thanks and sorry if this is not the right place for the question.

  2. we have mung oil on our wide plank pine floors upstate and they look amazing. maybe that’s something you could try on your own to see if you like it? environmentally a good thing for you and your family and workers too.

  3. OK, next time I will actually read the post- but you get my drift.
    Still would introduce a bit of stain, as those look very yellow and look like pine floors(ie. cheap) where as if you put a little red and black you will get a mellower color- just my 2 cents.

  4. Yes, that is an ugly finish. Probably just straight stain. But you should definately stain and most importantly seal your floors, they will last longer, clean up easier, not get stained by wet feet, spilled wine, etc. Try a few more swatches and mix it up by adding some red and black until you get the color and depth you want. You can even do multiple layers to get the appropriate tone and color (50%/20% black/red followed by a clear top coat for example). Dont give up so easily.
