I have another piece of advice, if you’re interested, since your rental apartment is almost finished.
Do not, under any circumstance, rent to a student or anyone else for that matter, who does not earn the money themselves to pay the rent. It doesn’t matter if the person has rich parents/guarantors or $100,000 in the bank.
People responsible enough to hold good jobs usually pay their rent on time and are too preoccupied with their own jobs/lives to make problems for you.
If you want to sleep peacefully at night, I suggest you take this advice.
I think it is a matter of personal preference. I do not think any finish looks tacky. The high gloss is more durable from what floor refinishing guys tell me. In my opinion, the gloss finish looks more finished. The satin can look sort of “dried up” on old refinished wood floors. I’ve seen matte/satin finishes that make me take a second look and wonder if they’ve been polyurethaned at all, but maybe that’s the desired effect.
beautiful! well, i already gave you my opinion of my strong preference for satin… but it might not be worth it if you’ll lose time changing since you started with gloss… I just really don’t like the look of high gloss (for example- the Crown Heights Original posted a couple days ago, the shiny floors look really tacky to me!
They’re putting the final coat on my floors today, did two coats of semi-gloss, but it does look quite dull, so I’m going with one coat of gloss on top. More durable and “finished” looking in my opinion. It is what you traditinally see. Same deal with us, old parquet floors with mahogony inlay. We’re just a couple of blocks from you.
Stick with satin. The high gloss looks great to the eye, but scratches start to show up fast. Unless you plan to redo the floors with each tenant
i think it looks really nice and doesn’t need a stain, though a matte finish could be cool.
Just one coat of high gloss–trying to decide whether to stick with the gloss for final coat of buff it and then put on satin. What do people think?
