Retail in R6B without a Commercial Overlay
Can someone explain how this is possible. For instance, there is 177 North 7th Street. Developer plans for a mixed-use building with retail at the base. How is this feasible when R6B does not permit and there is no Commercial Overlay. Thoughts?

Are you sure they are not planning to have a Community Facility use (i.e. medical office, day school, etc.)? Community Facility use is allowed in R6B. Commercial use is not allowed unless there was an existing non-conforming use. They would be allowed to keep it, but not allowed to enlarge it.
