Parking space, empty lot, regulations

Hi All, so an interesting situation – i’m about to lease a mostly-vacant lot in Brooklyn. The lot has a small work-shed, and i’m going to use that as a wood-workshop, along with a bit of the surrounding outdoor area for larger projects. but i want to supplement the rent the owner is asking fort by renting out a few parking spaces. wondering if anyone has a clue as to any legal complications with this (lot owner has not problem whatshoever with this plan). it seems lots of people rent parking spaces out of their vacant lots, but for the most part they own the lots rather than leasing them. i figure i may get some sort of general liability insurance, but i am curious if there are other major concerns. location is in northern brooklyn, bed-stuy/bushwick area. many thanks for any advice-

Don’t know how big the shed is so this may not be practical but any interest in some sort of shop share, coop sort of thing? I’ve been looking for a non full time space to do some woodwork out of the weather. Heat’s not an issue mostly, electricity would be of course. Let me know if you care to discuss, thanks! Very generally speaking; of course there are always many issues. But the basics are; you must have a legal curb cut to get vehicles in and out of the space; across sidewalk etc. You must get a license from the Department of Consumer affairs, collect and pay the sales tax. All vehicles must be taxed, insured and registered. This so that a towing company can haul them out if they do not pay rent etc. There are other issues with storing non road worthy vehicles (anything that is not registered, & Insured.). Commercial vehicles can only be stored (parked) in commercial/manufacturing zones, not in a residential zone.
