Replacing windows in tenants apartment

Can you just get replacement sashes? What’s wrong with the windows? Are they aluminum? Are they from crystal?

Its been awhile and those original windows cost $350 installed: now? estimage 850! So maybe I don’t need aluminum windows for them….what are you installing in your tenants place? I don’t want to go super cheap but neither do I want to break the bank.
