Sand/Grit falling from ceiling around heating pipe in bathroom

There is grit falling from the ceiling in my bathroom around the heating pipe. I’m on the second floor of a 6 story building and I have no idea where all this sand is coming from. It seems about 1/8 cup per day falls to a pile around the pipe, and also sprays across the small bathroom making my towels and sink all dusty. There is not a large gap around the pipe where it enters the ceiling, just a small crack-sized space. How can this be repaired? The super is no help.

The sand is from your neighbors bathroom slab floor. Its falling because the pipes are moving slightly everytime they expand and contract during the heating season or from mice moving around. Anyway just measure the pipe and get hinged escutcheon flanges. You can stuff some steel wool around the pipe or flexible calk…nothing too stiff that wont be able to move.Heres a pic.
