Fire-Proofing Exposed Beams In Basement
Can anyone recommend an approved clear-coat product, or a company that sprays exposed wooden beams to improve the “burn time” of the beams? The DOB needs a one hour burn time for ceilings when the ceilings separate legal apartments. We would like to keep the wood beams within our LEGAL basement rental EXPOSED, and have been told there are spray-on INTUMESCENT paints that have city-approved MEA numbers which will do the trick. Has anyone gone this route with exposed wood beams?

JJQ – were there any specific products that fit the requirements you outlined above? I am in a similar situation except in a condo building. I am keen on exposing the beams both to get more height and to give the apartment more character but need to ensure that the ceiling is 1hr rated. Any tips are very much appreciated. Thanks.

Another twist… I called the DOB today, and was passed to the OTCR– “The Office of Technical Certification and Research.” It seems that the whole MEA approved products idea, has been phased-out, and although MEA approved products can still be used in building projects, The DOB will accept any OTCR “sanctioned” product. Basically, if a product conforms with the LOCAL building code (say, Intumescent Spray for fire prevention rated at 1hr) AND has been approved by a NATIONALLY KNOWN AND SANCTIONED testing service– The material can be used in your building project. It is no longer crucial to have a MEA LISTED product.

I am not aware of any clear coat that has an MEA number. I think all of the application companies in the market are commercial, but maybe one of them has done a church. Sounds like you are aware that there are MEA pigmented intumescent coatings for structural wood beams, although i can understand that this may defeat your purpose aesthetically for keeping the beams exposed. Since it is a rental, it wouldn’t be that hard to shim up some hat channel and put up a sheetrock ceiling – it would come down quite easily if you were to make it a single family.

So…. There are alternative clear coat intumescent a out there. Great. Can anyone chime in about DOB’s view on these products? I am extremely interested in any products which anyone on this board may have used in past projects and are KNOWN to be acceptable by the DOB. Maybe someone can recommend a LOCAL NYC company which may do the spray coatings?

Thanx. i see Albi (Albi.com) has a clear coat intumescent called “albi clad fp.” I am wondering if this is approved in NYC? Or if anyone knows of an alternative clear coat product.

They are not clear coat. Just do a seach on the net for intumescent paint. I use them every once and awhile but do not remember the name.
