Recommending 203k loan officer

I just closed on a townhouse in Hamilton Heights using a 203k loan from Bank of America and I highly recommend my loan officer, Nigel Hypolite.  Throughout the whole process, he was A-MA-ZING. The deal fell through at some point but came back to life thanks to Nigel. Be prepared to provide an insane amount of paperwork though. I wish I could use Nigel’s services again but I swear I am never going through this again.

Any chance you’re still in touch with Nigel?  The underwriting department is saying that we can’t use the commerical space income as qualifying income for our loan, and that is not what was explained to me by Nigel and his team.  I was hoping to get in touch with him to discuss…..

One of the bumps was that my income was borderline and we needed to reduce the renovation budget. He convinced the contractor and the HUD consultant to agree and decrease the numbers. There was a lot of behind the scene work that I wasn’t part of but Nigel took care of everything and made sure the numbers worked.  I had received bids from four contractors and ended up choosing the one recommended by Nigel.  I am glad I did because I don’t think any of the others would have been willing to reduce their estimates.  We had 2 appraisals, one with the original renovation budget, one with the new budget and another quick visit by the appraiser after hurricane Sandy to make sure the place was still standing.  Nigel also helped me with another bump that I’d rather not discuss here.  All in all, after six months in closing, I am now in my townhouse (with no heat but that’s another story) and Nigel made it possible.

Just out of curiousity – What happened that almost made the deal fall through?  This may be a personal questions, so I understand if you’d rather not get into it.  We’re getting to the scary parts of the process – loan review and appraisal.  I’m actually pretty confident that our loan will be approved, but I’m a little nervous about the appraisal.  It would be great to hear where you hit a bump in the road and how Nigel helped you get through it.

He was there as of last Wednesday, the day I closed.  I just called him on his cell and he confirmed that he left on 2/1.  As soon as he lands somewhere, he’ll send me his info and I will spread the word again because I am so thankful.  If I finally got my brownstone, it’s in great part thanks to him.

Nigel doesn’t work there anymore, unfortunately.  I was working with him too.  We haven’t closed yet…so I’m sad to see him go.
