Roofing advice needed

Long time lurker, first time poster in need of some roofing advice so that work can be done quickly due to some small existing leaks and the upcoming cold weather.

We live in an old house with a flat roof. We got two estimates, both reasonable in our opinion, but very different materials to be used. One calls for modified bitumen and the other silicone (specifically Gaco products). Any opinions or experience with either?

I’ve done an extensive search through the forum archives, on the internet in general, etc. and haven’t found much. Please help.

ok, and now this. how small are the leaks? are we talking about a few open seams that you can see? are you certain that these are the leaks and the other sections of the roof are sound? would you rather wait to deal with this?

i am not a roofer. my first job after college was taking care of a resort condo and the office and shop had a tin roof on it and it had splits in it. all over it. i took fiberglass joint tape and karnack 19 flashing cement and put down an spackle knife width of flashing cement and then set the fiberglass cloth in it and then went over it again with another run of cement. it was still good when i left that job 2 years later.

so here at my own house i have a flat roof. at the back where he water runs into the gutter there is a seam between the roof and top of the house. when the gutter clogs, the water rises and used to go into that seam. 10 years ago i got out the fiberglass tape and the karnack 19 and applied it and the tape. still holding firm, no more leaks and the gutter can clog all it wants.

if you passe d finger painting in first grade, you can do this yourself faster than it takes you to get up on the roof.

i am not marketing myself here and this is a stop gap or temporary measure but it will work for years so long as the rest of the roof is sound.

Don’t go cheap on a new roof, we made that mistake once and had leaks come back 2 years later. At our last place the neighbor was redoing his whole house and we asked his GC to patch some leaks and re-flash parapet walls, chimney, skylights etc. We were trying to save money. A few years later leaks were back and because the repairs were incomplete the new leaks were following a new path and so developed in new places. We then hired Verrazano Roofing “real roofers” who noted the cheap materials and pointed out all the things they missed and did wrong. We’ve since moved out of that place and just had maintenance and upkeep on our new roof yesterday again by Verrazano. Our last apartment was plagued by leaks it drove us nuts, get it done right.

I echo the recommendation of Premier Roofing — they did our neighbors and on the basis of their recommendation then we had them do our flat roof 13 years ago. They have been doing Brooklyn roofs for years.

We used Premier Roofing Co. of Brooklyn to do a new modified bitumen roof two years ago. They were quick, professional, and reasonable. So far so good.

see what dork says and reread the research that you have already done with what he is saying in mind and then call the manufacturers. after doing more research, put the questions to the contractors. if one of the contractors can not substantiate what he is saying or if after you do research you know more about the product than he does, get a third quote from someone else. someone putting this stuff down day in and day out should always know more than the homeowner.

To me, one is a new roof (mod bit). The other is just a coating. So from afar it looks like you got a coat for one new roof and one roof coating – not two new roof quotes.

@eliasbstuy I believe you and the owner did seem very nice. Things do slip through the cracks sometimes and I believe in giving people chances. But been burnt on communication with my contractor so I may be more sensitive to that aspect than some other people. I will give them another chance if i need my roof done.

I’m sure 718-669 -8305 aka CTG construction could do a wonderful job. I met with them regarding my cellar. They showed up very late though the owner was very pleasant. However I never heard from them after they told me they would send me a proposal. Maybe they were busy but communication is important.
