Can open a cafe from my brownstone?
Definitely check your C of O and zoning map. Our brownstone has commercial overlay but we would have to change the C of O for use the entire ground floor as a cafe. Keep in mind that if you plan to cook on premise you will be required to have installed a commercial range hood, exhaust and fire suppression system.

check and see if your building was ever granted a mixed use status. S1 is a classification for tax purposes, it is usually a residential building with 1 or 2 living units plus an office area which is separated from the living units.
