I’m an associate broker who currently has an offer on one of their (co-op) listings, which the listing agent Eliot Nicks admitted he has ZERO experience in selling. Everything was fine until I asked him if I could present my offer via a conference call with both of us on the phone with the seller. He refused & even worse, after I said this is how I want to do it, hung up on me telling me “then maybe you should find something else for your buyers.” He has NO IDEA how much the offer is! He met my buyers twice & knows they’re very qualified, yet isn’t going to inform the seller there’s an offer from them. He’s supposed to be acting in the best interests of the seller but obviously is NOT. I’m sure his client’s would just love to know that!

A broker must act in the best interest of the client and present all legitimate offers. However, with verbal offers it becomes he said/she said. I agree with @daveinbedstuy – your “this is how I want to do it” is also not how it’s done. A broker is there to be a buffer between his client and you/buyers. In fact, you should not be in direct communication with the seller at all, but I’m sure you know this.

Check your real estate broker laws/rules. I believe all WRITTEN offers must be presented to sellers. I am not sure there are any rules for verbal offers.

Most sellers list there properties with a broker because they do not want to deal directly with buyers or their agents. Most offers these days are submitted in writing so that it is very clear exactly what is being offered and under what terms. And the offer needs to be fully disclosed with financing etc disclosed.
So put the offer in writing along with the financing information; either a per-approval for a co-op loan or proof of funds for a cash offer etc. Send it e-mail & USPS certified mail to the Brokers office. If no response. Call the Office Sales Manager.

Speak to the manager of the office. Or, drop a note off at the property. But, “this is how I want to do it” isn’t the way it’s typically done and you sound like you are being inflexible.
