Crown Heights vs Bed-Stuy - Which is a better investment?

I would love to know the thoughts of the Brownstoner community on which neighborhood’s properties will appreciate more over the next 5-10 years?

Both are established neighborhoods but you have the advantage in CH of the BK Museum, multiple transit lines and not being bordered by too many other neighborhoods. There is also Prospect Park and plenty of shops. BedSty is like it’s slightly sleepier cousin and is being raped by Manhattan Realtors and developers. Really only one source of transportation lines and a hella walk to a good supermarket, but it also has fantastic housing stock and classic blocks like Bainbridge. If you are talking “appreciation” it sounds like you may not be looking to stay in a forever home so where ever you pick you should do ok. Look out for empty lots because a high rise may pop up next to you. But with Trump as President I think all of housing is going to take a stumble so be sure you are prepared to ride his mess out.

It’s easy to overlook well established neighborhoods. For example, Park Slope. It may seem counter-intuitive but, because it’s a huge neighborhood, there’s a wide range of building stock — including many smaller, more modest houses on less than prime blocks. Hence a wide range of prices.

@no-permitz we found it to be true of about 30 brownstones we looked at in both neighborhoods and noticed a consistent difference. Maybe it is only the of the areas we looked at as both are big neighborhoods.

@rach, I don’t find that to be true about depth. But IMO there are more 3 story buildings in bed stuy.

I was also considering both neighborhoods but ultimately landed in Crown Heights because the prices were better but also I have found that brownstones in Crown Heights are on average a bit deeper/longer than those in Bed Stuy. Ours is 45′ long in addition to bay windows that project beyond. Houses we looked at in Bed Stuy were closer to 35′. That extra 10′ allowed us to add another room (bath + closet) between the front and rear rooms. We are close to subways but not so close to restaurants but we hope that changes in the next few years.

Both are large neighborhoods and it depends on where you are considering. Both have good areas but I tend to think that Crown Heights has more restaurants, stores and transportation which is appealing to me.
