What's wrong with 258 Jefferson in Bed Stuy? On sale for too long...

Like many people on here, I am snooping with much interest on what’s for sale in my neighborhood even after I bought a house I am happy with. The real estate search has become a habit that doesn’t stop. What is up with http://www.elliman.com/new-york-city/258-jefferson-avenue-brooklyn-mbbtmzo ? $1.1m, 3,680 sq ft, 4 family between Marcy and Nostrand.Good condition by the looks of it, some details intact. Seems to be on the market for too long for such a great deal! Has anyone seen it?

What’s “right” with it? The so-called renovation is a disaster; bowling alley floors, sheetrock, Home Depot light fixtures, hideous, functionless kitchen and all that horrible exposed brick. And the white-painted brownstone? Simply means that the facade is crumbling and they have patched it up with portland cement and then painted the whole mess. Do not walk away from this–run.

I agree about the “meh reno”, I didn’t realize it’s a reno at all until I read the listing, thought it was just kept in decent condition by previous owners… but I think with an attractive reno, this giant house would be worth a lot more. I think the price point is a rare find in that part of the neighborhood, considering the size and the fact that it’s a legal 4 fam and if we assume that there are no major problems. Yeah, it’s actually really stange to include people in listing photos at all. Bowl of dicks,  I paid nothing near to this kind of price. No way I could afford that without relying 75% on the three rentals.

I have been inside this house… The sq footage is much larger than 3,680.  The place has a large extension and a 5th floor.  That said the house would need 600K worth of work to make it very nice…

Judging by that listing and nothing else, the price is way wrong for that house in that location.   The owner has it priced as if he lavished 600k restoring it with sensitivity & taste, but photos show quite clearly that he merely slapped lipstick across the whole thing for 100k or less.
