96 Rockwell: Would you still buy there?

I was seriously considering 96 Rockwell until I came across this very latest update on upcoming developments in the empty lots right across on Rockwell place. Pay close attention about 01:11 minutes into the video where the tiny 96 rockwell place condo appears with gigantic towers popping all around it!  http://www.dbpartnership.org/lookingahead/dtbk2012 Also took a snapshot of developments coming up around it as shown on the attached picture. Would you still buy there?

Rented there for 2 months, the renovation is not the quality I would want.

I looked at this place last weekend and can’t imagine why anyone would 700K for a one bedroom in this building. Smallish apartments, weird layouts due to the exterior shape, traffic noise easily heard in the 9th floor bedroom on a Sunday afternoon, and, although close to BAM, kind of a grimy block.
