Rent - How Much Would You Charge?

I am renting an apartment in my brownstone.  It’s a duplex.  The top floor is a railroad apartment, around 800 square feet with a dishwasher, kitchen pass-through, pocket doors.  The lower floor is a renovated basement, another 800 square feet, with 8 foot ceilings, 2 large rooms and a big picture window out into the backyard, frontloading washer and dryer.  Both floors have access to the private backyard.  2 full bathrooms, one on each floor. How much do you think the market would bear?  It’s in Park Slope South, just below 5th avenue.  Not much farther than 9th street.    Thanks if advance to all of you good people.

$2500 is too low. I’d recommend a call Jesse Temple & Scott Morrow at 347-725-3370\. They are realtors in south slope, will find you a great tenant with good background and get you the best rent possible. As landlord you pay nothing.   We have two rental units. Rented them mysef the first time and have been using Jesse for past two tenants. Difference is night and day. It’s a lot of work to rent an apartment and screen people, plus for whatever weird reason, tenants who can pay more would rather work with a broker.

$2500 seems a bit low for a washer and dryer, access to garden and dishwasher. It all depends on how far south of 9th street we are talking about and how close to 5th avenue. 10th and 12th street have a lot of rough houses.  I would have to see it and really get a sense of the layout, height of basement and amenities, but we recently rented a large railroad in North Park Slope for $2400 and a garden floor through on 8th street for $2400\.  Adding a washer and dryer and an extra rec room seems worth around $2800, if properly marketed.

duplexes are tricky, because of the often hodge podge layout, so no clear description of ow many actual bedrooms, as was stated.   The square footafge however, is a concrete number, and you can use that as the focal point of the space.  How far from a subway?  In that area – it might support 2500 for a similar duplex… but if you’ve got a station half a block away – it’ll be worth an extra few hundred to someone.  I’m fortunate to be near a station in boerum hill, and when it came time to list the units – my eventual tentants didn’t even try to haggle…  were excited to get it, vs another similar apartment 3 blocks further in (and away from the F line in this case) It all depends.  What will make your listing unique, and/or better than the offerings withing a few blocks radius?   If the answer is “nothing – it’s nice, but typical for the ‘hood” – then you’ll see the same market rate as recent rentals.

$2500 Check on craigslist, etc. and see what’s on the market to get a sense. Your description doesn’t make it clear how many BRs, so hard to say. A 2 or 3 BR apartment is worth more than a big 1BR duplex if you can only get one legit (not in the basement), private bedroom.
