House rental rates in Ditmas Park area?

I rarely see house listings in the Ditmas Park area. Any clue what a nice house would rent for? I know people renting a triplex in the Carroll Gardens for $9K a month but  I am trying to get a read on what houses in Ditmas would go for. We are wondering if renting out makes more sense than selling right now.

When people rent out the house do they include utilities? I only ask because at my house heating for any month in the winter is enormous.

If you can get $7k/mo. it might be worth it, but I suspect you’d be better off selling than renting unless you plan to return to the house.

My friend just went through this with one of the smaller houses in the neighborhood; maybe about 2/3 the size of one on the avg. places.  IHe was only able to get $3,500/mo. last year.  His location is near the Newkirk station, which I think is in less demand that a more northerly location.  You should ask MKG.  her office really knows neighborhood prices.
