2-3 bedroom in Prospect/Crown Heights, Clinton Hill or Bedstuy

My husband and I are looking for a 2-3 bedroom apartment in Prospect/Crown Heights, Clinton Hill or Bedstuy.  We’ve been trying to avoid the broker’s fee, but have seen some really awful places by keeping with a Craigslist search.  Does anyone have any recommendations for alternate sites or companies that won’t charge the 15% of an annual rent?  We’re trying to move on this quickly, as we need to move in 3 weeks.  Thanks for your help, in advance.

Thanks so much to everyone who has offered a word of advice, encouragement, or a resource.  I think real estate struggles are the greater unifier in this city.  I am working the heck out of craigslist and checking out all resources posted.  Please, keep the advice and links coming!  I know that with a bit of help my husband and I can find the right place.   One thing I’ve learned from all of this is to never move away from NY again…

Park Slope Parents is a great resource for this…know people who have sublet their apartments through it.  Last time I looked a few years back, you could sign up to read the classifieds.  Not familiar with Fort Greene’s list.  Also, you may find something easier without a fee by looking at the sublets section of craigslist.  Most are junk, short-term, or furnished places, but occasionally on there (or on the regular apartment site, or on signs people put up on bulletin boards) you will find someone who is leaving mid-lease and has to stay on the hook and sublet their place for the remainder of their lease, rather than find someone to take over it. They are moving, so you will get it unfurnished, and often at the end will be able to negotiate a new lease with the landlord – at a higher price of course, but there will be no broker’s fee involved. Also, I always found it very difficult to find an apartment in New York just by looking weekends.  When I moved in and out of NYC, I found I had to dedicate a week to being in NYC to find a place.  Maybe you can take some time to do this over the late December holidays.  Even then, they delay in signing the lease. When I moved out of NYC to go back to school, and then was moving back, I rented a place from a well-known west village slumlord, who had a ton of buildings – I got to the place first in line for the open house, went directly to his office (no brokers’ fee) and was the first to fill out the application, went back a few days later to say, hey, are you renting to me or not, and he asked me what the hurry was.  I said the hurry is I am starting my new job here in a few weeks, and as soon as I sign the lease, I can go home and start packing and move!  That worked – he signed.  (Place sucked, but that’s another story…)

In my experience, you just have to search through the FSBO on Craigslist to find the genuine ones or go through friends. Most of the FSBO listings are baloney, but a small percentage are for real. Searching from out of town is a good reason to go through a broker — a legitimate, licensed one, that is, preferably with a storefront location in the neighborhood in which you are searching.

Ugh…paid a number of broker’s fees, feel your pain.  Best thing I ever did (and best rental I ever had in Brooklyn) was to tell people I knew I was looking to move, and lo and behold, one told me they had friends moving out of a 2 bedroom top floor of an owner-occupied brownstone in Park Slope, and were looking for someone to present to their landlords, as they were leaving mid-lease.  Word of mouth rules for finding apartments, I think.  Sorry I got none but the obvious sources. Putting up notes that you are looking in the right places (think bulletin boards of laundry rooms of buildings), but not sure that will work with the short lead time you have.  Tell everybody you know.  Tell people who know a lot of people, like key small store owners in the neighborhoods who talk to everybody.
