Letter of Objection

Does anyone really get approvel the letter of no objection from DOB? If got rejected, can we try the second time for the letter? My Situation is, I am going to purchase a 4 family house in brooklyn, but the house have 2 C of O, each one states 2 family, so you can call it 2 two family in one tax lot. Except for there are 2 CO, everything else states it’s a four family. Since it’s not match, now the Mortgage Banker have me get the LNO from the DOB to state the DOB no object it’s a four family. The seller has applied for the LNO for 4 weeks ago. But I still don’t get new yet. Can anyone share your experience? I really appreciate it.

Smart money says the seller did NOT apply to the DOB. Then they will complain that the DOB is not responding in a timely manner, and you will join them. Ask seller for a copy and any other proof of their application. Then take their “proof” (which I doubt they can provide or, if supplied, I’m certain will be worthless or phony or both) and go to the DOB yourself: Borough Office, 210 Joralemon Street, 8th Fl., Brooklyn, NY 11201.

fangfang2007, you want to buy a certain house, and you’ve probably been sold some far-fetched story by the owner, and by the realtor. I get that. I’m not interested in being convinced by you that you’re right. Your posts tell me clearly you don’t know what you’re talking about. But if you THINK you know what you’re talking about, stop wasting your time here, go down to DOB and try to sell your story there.

Dept. of Finance records are irrelevant. Same for meters, kitchens, bathrooms, or other alterations made without permits and signoffs. Two different buildings, each with a 2-family CofO, will never add up to a 4-family CofO. To get LNO, current owner will have to produce DOB stamped (now, perforated) plans, permits, and signoff for legal conversion. Nothing you’ve written suggests these exist. The title company also agrees it’s a four family because there is only one tax lot. However, the lender doesn’t consider this and insist on the LNO letter. How long it should take to get the letter? Anyone successfully got it?

“Everything else states it’s a four family.” You mean, like, the realtor’s ad (or even the Dept. of Finance)? You won’t get a Letter of No Objection for an illegally converted building, which is what you seem to be describing.
