In search of a VERY experienced plumber to solve a real stumper.

Hi! Can anyone recommend a really savvy plumber who can help us solve a plumbing mystery in our house? We have mystery flooding that comes from a weird drain under the washer/dryer unit in our apartment. This problem has stumped two plumbers already, so I’m wondering if anyone can recommend a plumber who is known for or has helped you solve a really tricky problem. I’d really appreciate it! Is the “weird drain under the washer/dryer” in the floor, or are you referring to an appliance component attached to the machine? Washing machine drains are tricky and, when Code-compliant, are piped with a minimum distance to other fixture’s drain connections. That’s called a “sud zone”. The sud zone puts your washing machine 40 pipe diameters away from the next fixture or appliance in that drain line. So if you’re using 2″ pipe, the drain you’re describing should be a minimum of 80″ away from the next drain branch. If we’re not talking about a floor drain, then you haven’t got a plumbing problem and would be far better served by calling an appliance repair service to have a look at the units. Came across a similar problem once… The drain under the washer is there to prevent accidental overflow flooding … The homeowner used so much soap that when discharged the bubbles blocked the waste vent and prevented the drain from flowing at max speed thus backing up floor drain… Problem compounded by undersized waste line. Just a guess
