Flatbush

We’re interested in a few houses in Flatbush, but don’t know much about the area. How’s the area by the Beverly Road 2,5 train station (four block radius)? Is it safe? Where is the nearest supermarket? Playground? Is there any drug activity in the surrounding area? or any known gang voilence? What are the major streets? bus routes? Any info or feedback would be great.

On google streetview, check out E 26th street between clarendon raod and avenue D, very nice block of limestones and brownstones.

Thanks deebee. All the houses we’re looking at are west of Nostrand. I won’t be out at 3am and if I am, I’d be with my husband. We were there a couple of times and thought the area was quiet, but we were there during the day, in the winter and only on some blocks. i agree with you about it being very affordable (to us anyway), close to park, some nice houses. We never considered (East) Flatbush but I really think that as people get priced out of Bed Stuy, Crown Heights, Ditmas park, PLG, etc. (as we are slowly being priced out). (East) Flatbush accessible by good transportation (midtown in 40 minutes) is going to be the *next* nabe.

e_t: I love that area, but I would err on the west side of Nostrand Ave as opposed to the east. Things get a little wilder as you go east, but the food gets better and cheaper too! I’ve also been thinking about buying a 2fam limestone or something similar there. To be honest, it’s pretty quiet, and unless you’re looking for trouble you’re not likely to find it. That being said, I wouldn’t necessarily advise a wife or girlfriend to go walking around alone at 3am. On the other hand.. I’ve always found West Indian immigrants to generally keep to themselves and never had a problem over there myself. Great parties, affordable housing, good food, walking distance to the park… I don’t think it’ll be a secret for too long. It’s just a bit far down for some folks.

Also, the $90 million renovation of the Loew’s Kings theater on Beverley and Flatbush is finally commencing, which will hopefuly provide a renaissance for the whole neighborhood.

fred l home, THANK YOU for the links! Crime rate is sure down all over the borough. But it seems like there’s less crime in E. Flatbush than there is in Clinton Hill, Bed Stuy and Crown Heights. I find that interesting considering the housing is much more expensive in those areas. Sure there’s nicer housing stock there, but there are very nice blocks in E. flatbush with rows of bricks and limestones.

Historical Flatbush is a huge area, covering a slew of neighborhoods from Ditmas Park to Lefferts Gardens. The area you’re talking about around the Beverley stop on the 2/5 is actually East Flatbush, tho close to the border with Flatbush proper. Local crime stats for the 67th precinct can be looked up here: http://www.nyc.gov/html/nypd/downloads/pdf/crime_statistics/cs067pct.pdf  Crime is down precipitously since the ’90s, as it is in most of the city, but it is still higher than the city average.  The nearest major supermarket is probably the huge Stop and Shop over on Flatbush and Beverley. Generally speaking, it’s a poor working class neighborhood. About 90% of the population is of Caribbean descent.
