Clinton Hill Coop

My wife and I are considering buying an apartment at Clinton Hill Co-op. We’d love to hear from anyone who lives there about what it’s like. Is it a good place to live? And how often do those co-op fees increase? Thanks!

I’ve only lived in the Co-ops for about ten months, but I love it here. People are very friendly, and the prices (as others have said) really can’t be beat–we were looking for a place to buy for AGES, and looked all over Clinton Hill, Fort Greene, Carroll Gardens, Prospect Heights, Park Slope, and Windsor Terrace, and we just didn’t see anything that was anywhere near as good a value–places that I found to be comparable were going for at least 100K more. And I’ve been very pleased with the maintenance staff–the idea that, if a sink is clogged, I can call someone and they’ll come and fix it (ordinarily that same day!) is almost too much for me to comprehend, because I lived for ten years in a small, self-managed brownstone building in Brooklyn Heights where I would have had to call and pay for a plumber for that kind of thing. (And our maintenance there was higher, per square foot, than it is in the Co-ops.) The only thing I don’t like is, of course, the fact that there is a flip tax that must be paid when you sell. I have a feeling it’s part of the reason that the prices are low, because people are calculating the fact that they’re going to have to come up with that money down the line. And while that’s great when you’re a buyer, I’m guessing it’s not great when you’re a seller. I know a lot of people want to get rid of it, but you have to assume that will never happen when you’re running the numbers as a buyer.

if you like Clinton Hill, these coops (particularly the ones btwn lafayette & greene ave) are on the most prime blocks as far as street scape, proximity to subway, retail,…  and they’re freaking cheap in comparison to what’s out in the hood.  try to hold out for the ones with the views – really a huge difference vs the ones without the view (worth paying the premium for it; view of courtyard is nowhere near unobstructed view of downtown BK to mid town Manhattan).  for 2 bedrm units, the choice bldgs are 345 & 361 clinton as those units have the view vs the other bldgs are starting at the court yard as far as the 2 bedrm units

I’ve also been researching these Co-ops and am curious to hear responses from people who live there as well.  I am crossing my fingers an unrenovated 1-bedroom in the south complex will go on the market in spring/summer 2013!

its the best deal for the dollar in clinton hill/ ft greene.   the maintenance is fair at this point and the owners seem to be on top of the financials.  its all about the location of the apt within the complex.
