Starting a kitchen renovation
I live in a brownstone duplex in Fort Greene and am just starting to think about a major kitchen renovation with a heavy emphasis on functionality. I’m more interested in a space that is designed for how I actually use the kitchen than picking backsplash tiles, so I don’t want to buy a cookie-cutter kitchen. The project may also include some architectural work like adding/replacing a window (i.e. demolition) and the kitchen should be integrated into an open floor plan, so I’ll need help with some design elements in the living room, too. And the wish list would be for “green” wherever it makes sense. My preference is to work with a “point person” who can tell me if my ideas are sound and coordinate all the elements and purchasing, but I’m unsure who that would be – a general contractor/renovation specialist, an architectural firm, or an interior designer? (I’m terrified of suggesting things that look nice, but eventually cause major problems – an experience I’ve had many times.) Any suggestions on approach? Is it reasonable to ask firms for ideas and a budget in the interview process? Any suggestions on firms? Oh, and of course it would be nice if their prices were fair.

You are on the right track. Your job may be too small to include many separate trades and professionals. Ideally, you will find one person, or a small firm, which can help you design AND build it. Not everybody can or wants to do that. You will also need a plumber and electrician, either hired by you or your contractor. Your designer/builder will be attentive to your needs and the present and future needs of your property. If this person or firm can do that, you won’t need an architect or interior designer. When you find who you are looking for, you may have to wait for them to become available, but they should have a bigger budget to work with than if you don’t consolidate design and construction. Be careful with that window issue – that seems like it will cross a line where you need an architect (or engineer) to file a permit. Even if you do need a permit, you can hire the contractor/designer you like and ask them to suggest an architect for a limited role, rather than the usual other-way-around.
